Silver Homes

At Silver Homes, the goal is to simplify and modernize property management and bring peace of mind to property managers, landlords, and tenants. I have helped the company design a cloud-based platform that keeps independent landlords and property managers organized by maintaining all property and tenant data in one place.

 

I have lead the whole design process from the ideation stage to sketching wireframes to creating clickable prototypes. Throughout the design journey, each module has been tested with property managers and landlords to verify the usability and functionality. 

Maintenance

Managing maintenance was another key pain point identified from a research study that we had conducted. Property Managers considered tasks related to maintenance highly frustrating and time consuming.

Brainstorming

The idea was to create a system that integrates all aspects of creating and managing maintenance requests all within the platform. With this in mind, we needed to consider the needs from the tenant, vendor and landlord's perspective.

Tenant Portal

We decided to create a Tenant Portal when I started designing the Maintenance module (which is also used for Tenant Payments later). We needed to create a way for tenants to independently submit maintenance requests while also allowing property managers and landlords to easily coordinate all of the requests.

 

I designed the tenant portal which allows tenants to edit their contact details, view the property details, view any documents related to their tenancy, and the ability to submit and view maintenance requests.

Vendor

Users have the ability to add vendors to the database using a simple form. They have the option to also rate the vendor so they can easily filter vendors by their experience with them.

Maintenance Requests

Property managers or landlords have the ability to create manual requests as well as receive requests directly from their tenants. I provided the option for the user to "lock" the requests if they wanted to restrict tenants' edit ability.

 

Since one of the main pain points for dealing with maintenance requests is communication between multiple parties, I designed a live page which is sharable, and automatically updates whenever the user makes any updates. This way vendors, tenants and the property manager or landlord can always be up to date with the most recent contact details, instructions and status.

Notifications

Notifications were created to ensure both tenants and property managers or landlords were being informed about any changes or new information.

Prototype

This user flow shows how a property manager can add a a vendor to a maintenance request the tenant has made and then share the live request with the desired recipients.
